Six Nations weekend rate strategy for Dublin hotels
Six Nations home fixtures at the Aviva Stadium are the single most predictable revenue event in the Dublin hotel calendar. Two, three or occasionally four weekends a year — depending on the draw — the city fills up. The scale of the fill and the exact peak day depend on the opponent, the kick-off time and whether the fixture is a title decider. This note sets out the pricing pattern we see across Dublin 1, Dublin 2, Dublin 4 and the Docklands compset.

Not every Six Nations weekend prices the same. From our benchmark of 68 Dublin properties across four seasons, we sort the weekends into four tiers. Tier 1 — England or France at the Aviva with a Saturday afternoon kick-off — is the peak. Dublin 4 four-star ADR is 3.1x the annual baseline. Tier 2 — Scotland or Wales at the Aviva — is 2.4x. Tier 3 — Italy at the Aviva — is 1.7x. Tier 4 — a home Six Nations weekend that clashes with a Leinster European rugby home fixture at the Aviva — is 3.4x, because two crowds are competing for the same D4 rooms.
· II ·Pickup patterns at T-14, T-7, T-3
The characteristic Six Nations pickup curve peaks unusually late. At T-14 you are typically at 62% of expected final occupancy. At T-7 you are at 78%. At T-3 you are at 91%. The final 9% comes from Thursday and Friday walk-ins from returning supporters who under-booked. The yield engine tuned for Irish seasonality holds inventory back for that late demand rather than filling early at lower BAR — the marginal revenue on the Friday walk-in outweighs the risk of not filling.

Dublin 4 four-star properties are the closest substitutes for each other. The rate parity monitor flags any material rate divergence in the D4 compset within four hours. In practice, when one D4 property discounts under €280 for a Tier 1 Saturday it is usually a mistake — a rate override left in place from the previous month — and the correction happens within a day. The Dublin 2 boutique compset is more diverse and less parity-sensitive; boutique operators can hold a €340 rate against D4 four-stars discounting to €280 without losing pickup.

The 2026 season has three home Six Nations fixtures at the Aviva. Ireland v France on 14 February (Tier 1), Ireland v Scotland on 8 March (Tier 2), Ireland v England on 28 March (Tier 1, and the title decider if France drops points earlier).
